Yo ok. I just talked to my friend who went straight to the manufacturers of Restoration Hardware goods in China, and he negotiated straight with the factory to buy all the furniture for his new house. Said he learned about doing so on TikTok. Sounds like a baller hack!!

Also Facebook Marketplace and estate sale forums and websites are so fun on which to find finds.

A MODERN standing light. Like one that is sleek and changes colors with a touch. Also a sectional that charges your phone.

if you're near a body of water you'll definitely want a kayak/inner tubes/life vests and such.

Fire pit (if possible)/nice adirondack chairs, things to make smores, BBQ, bug spray. Fishing rods if your family is into that kind of thing. Also boring but don't forget first aid kids and fire extinguishers! 

A pool table or ping pong table. When you escape to upstate NY for a vacation, having those games handy are KEY.
